Five Signs Your Water Heater Is About To Fail

Team water heater repair mesa

A water heater almost never fails without warning. It fails after eighteen months of warnings nobody was reading.

Mesa homeowners get an extra push here because of the water. Hard water carries dissolved minerals that drop out as sediment the moment the water is heated, and that sediment settles on the bottom of the tank exactly where the burner is trying to work. Everything below follows from that.

Rumbling or popping

That sound is water trapped under a layer of sediment, flashing to steam and forcing its way through. It is the earliest reliable warning and the one most people ignore for years.

Caught early, a flush clears the sediment and often buys several years. Left alone, the burner overheats the steel above the sediment layer, the tank lining fatigues, and the failure that follows is not repairable.

Running out of hot water sooner

A tank does not shrink. What happens is that sediment occupies volume that used to hold water, so a 50-gallon tank effectively becomes a 40-gallon one. If showers have quietly got shorter over two years, that is why.

Rusty or metallic-smelling hot water

If the discoloration appears only on the hot side, the tank is corroding from the inside. The anode rod, a sacrificial magnesium or aluminum rod that corrodes so the tank does not, has likely been consumed. Replacing it is inexpensive. Replacing it after the tank has started to rust is too late.

Anode rods in hard water areas can be gone in three to five years, well inside the tank’s rated life.

Water anywhere near the base

This is the one that ends the conversation. Water at the top or at a fitting is often a repair. Water pooling under the tank means the tank itself has perforated, and no repair exists for that. The only question left is whether you replace it on your schedule or after it empties forty gallons onto the floor.

The pilot that will not stay lit

Usually a thermocouple, which is an hour of work and a cheap part. Sometimes a gas control valve, which costs more. Neither is a reason to replace a young tank, and anyone who quotes a full replacement for a pilot problem on a six-year-old heater is worth a second opinion.

Age decides the rest

Tanks generally run 8 to 12 years, and hard water pulls that toward the low end. A failure at year eleven rarely justifies a repair bill, because whatever failed is being followed by the next thing. At year four, repair almost always wins. The serial number sticker usually encodes the manufacture date if you cannot remember the install.

Outside Mesa

Melvin’s Water Heater Service covers water heater repair, tankless installation, sediment flushing and anode rod replacement nationwide if you are reading this from outside the Valley.

The cheapest thing you can do

Flush the tank annually and have the anode rod checked every few years. In Mesa water that single habit is the difference between a heater that reaches twelve years and one that quits at seven.
